As of today (January 2, 2015) there have been 12 homes that have sold in Salem Fields in the 4th quarter.




OBSERVATIONS
2 Townhomes, 1 Villa and 9 Detached Single Family Homes Sold. 3 of the 12 sales in the 4th quarter were distressed properties. ie Short Sale or Foreclosure. This # has been lowering through out the year. The projection is that the number of distressed home sales will lower in 2015 compared to 2013 and 2014 (both coming out with 18). Keep in mind that many of the 2014 numbers were carry overs from 2013, since closing took months to ratify.

OBSERVATIONS
There were no sales during the month of December. This is normal for around the holiday season. Do not be discouraged though. There are 6 currently under contract. 3 of which were on the market less than 20 days. Salem Fields is a desirable neighborhood for buyers. The key in a "buyers market" is to make your house stand out among the competition. Competition in your neighborhood and outside of your neighborhood. This is done by how well your home 1) shows, 2) is priced and 3) is marketed.
